Property Development Manager

We have several exciting opportunities available for experienced Property Development Managers to join the Property team of our client, a Global Retailer, in their Head Office in Dublin.  Key accountabilities include the acquisition, redevelopment & disposal of assets across the ROI estate.

The ideal candidate will have experience in the development of property from a greenfield site. Experience in negotiating legal contracts, land and lease deals and leading projects through planning processes is a key requirement. 


  • Ensuring the company’s disposal & redevelopment strategy constantly adapts to meet the changing market environment, thus maximising returns for the business
  • Effectively managing all surplus land disposals and managing residual assets, lands & disposals
  • Regularly consulting with/ informing Group Property on all major disposal/redevelopment activities
  • Maximising disposal returns via sale or leasing thus providing the business with income & capital stream
  • Managing sale & leasebacks, store closures, Dilaps and 3rd party redevelopments that directly affecting our property portfolio
  • Liaising with external consultants required to facilitate activities
  • Management of work in progress sites to ensure best practice and that business requirements are met
  • Managing valuations of sites & centers at financial year-end to meet auditor & Group requirements
  • Identifying surplus and redundant assets within the portfolio and seeking opportunities to maximise their value before making recommendations based on this
  • Working with the Finance team to report to the UK/Group on a periodic basis
  • Collaborating with Property colleagues and the wider network to ensure the right property is disposed of, at the right time, for the best price and structure, and to the right buyer
  • Collaborating with Corporate Affairs to ensure key messages arising from any disposals are communicated in an effective manner
  • Awareness of changes in the market and changing business needs that may produce future capital opportunities for the Business

Skills & experience:

  • Property qualification and extensive experience working in a property role
  • Experience in Retail Asset Management is beneficial
  • Strong understanding of the Property development and disposal process
  • In-depth understanding of Asset Management & optimisation
  • Demonstrated negotiation, supplier and stakeholder management skills
  • Managing stakeholder relationships across a variety of functions both internally and externally
  • Shaping and influencing at the most senior level including suppliers, strategic partners, management and colleagues
  • Strong written and oral communication skills and a natural ability to explain things simply, clearly and logically
  • Ability to manage tight deadlines where necessary
